Experts Reveal How Backyard Playgrounds Could Help or Hurt Home Value

Outdoor playgrounds and backyard playsets may increase family appeal and recreational value for some homes, but experts say the impact on property value depends heavily on design quality, maintenance, neighbourhood demographics, and how permanent the installation is.

The report explored how many families view playgrounds as a lifestyle feature that encourages outdoor activity, physical development, and reduced screen time for children. Well-maintained playgrounds in family-oriented neighbourhoods may improve buyer interest, particularly when the equipment blends with the landscaping and does not dominate the backyard space. However, real estate professionals warned that oversized, ageing, poorly maintained, or highly customised playground structures may discourage buyers who do not have young children or who view the equipment as a future removal cost or safety liability.

The article also discussed the financial considerations involved in installing residential playgrounds, noting that costs can rise substantially once site preparation, impact-absorbing surfacing, anchoring systems, shade structures, drainage, and professional installation are included. Material selection was highlighted as another major factor, with wood structures requiring more ongoing maintenance, while metal and composite systems may provide greater durability and weather resistance.

Safety experts referenced the importance of regular inspections, soft-fall surfacing, adequate spacing, secure anchoring, and compliance with recognised playground safety standards. Homeowners were also encouraged to consider local council rules, homeowners association restrictions, insurance implications, and long-term maintenance obligations before investing in permanent outdoor play equipment.
